Governing Documents

The Saddlebrook Homeowners Association, of which we are all members, has a set of rules designed to protect the value of our homes and property. This set of rules is contained in the Covenants, Conditions and Restrictions (“CC&R”) of the Saddlebrook Addition of Colleyville and they represent legally enforceable deed restrictions to your property. You received a copy of the CC&R’s at the closing of your home. Before any external changes are made to your property, it is very important to consult the CC&R guidelines. Please contact the Architectural Control Committee to receive guidance for, or approval of your proposed modifications.

IMPORTANT NOTICE: ANY EXTERNAL CHANGE TO YOUR HOME COVERED BY THE SADDLEBROOK COVENANTS, CONDITIONS AND RESTICTIONS MUST RECEIVE PRIOR WRITTEN APPROVAL FROM THE ARCHITECTURAL CONTROL COMMITTEE OR THE BOARD OF DIRECTORS.

For your convenience, we have supplied an electronic version of the original declaration of our Covenants, Conditions and Restrictions (CC&Rs) along with an electronic version of our re-roof form below.

Selling Your Home . . .

Homeowners may be unaware that Section 207.003 of the Texas Property Code now requires they obtain a Resale Certificate for Property Subject to Mandatory Membership in an Owners’ Association prior to selling their home. The Resale Certificate can be requested by the seller, buyer, mortgage company, Realtor or insurance company. The Resale Certificate affirms the property is in compliance with the Saddlebrook CC&R’s before the home is purchased. A fee is charged for the inspection. To request an inspection and Resale Certificate, please contact the Saddlebrook Homeowners Association’s Accounting Firm of Cindy Knighton, CPA at 817.253.0366. Following notification by the accounting firm, a Saddlebrook representative will contact you to set up and appointment to conduct the required inspection.

Remodeling, Repairing or Upgrading your Home . . .

Before starting any remodel of the exterior of your home be sure to contact a member of the Architectural Control Committee (Click Here).   The ACC will guide you through the approval process.
